Old Field

Bennett Sullivan provided master planning and architectural design of this private residential community, featuring clustered units that maintain the scale of large rambling homes in the historic district. The development retains the scale of a small New England hamlet.

 

The key challenge in siting and designing this private residential community was to complement the historical and land use context of the site within Historic District No.1 in Southbury, Connecticut that comprises pastoral residences and barns dating back to 1673.

Bennett Sullivan ensured that the creation of 51 residential luxury housing units on 23 acres of land was treated with care and sensitivity to the local neighborhood and historic rural character. Adding to this design challenge were the hilly site and lack of municipal systems, which required the development of on-site septic systems to serve the new development.

To date, ownership occupancy rates for these residential units are extremely high with very few coming to market. The sales price per square foot of the construction is still considered to be the highest in the town, testament to the residential architectural design and landscaping that reinforces its historic New England hamlet setting.
